According to The Wrap, Michael Mann’s mapping out a third Heat even as the second film hits a snag that could change how and when it goes ahead.

So, Heat 2 hasn't even rolled a camera yet, but apparently, we're already talking Heat 3. I know, it sounds a bit much for a franchise that was basically one perfect film in 1995 and then three decades of nothing, but that's where we're at in 2026.

This new chapter adapts Mann's own 2022 novel (co-written with Meg Gardiner) and works as both a prequel and a sequel—classic 'have your cake and eat it' filmmaking. Leonardo DiCaprio and Christian Bale are expected to pick up the lead roles, which is more or less custom-built clickbait for film nerds and any bloke who's ever owned a "Heat is art" T-shirt.

But just as things are finally getting moving, The Wrap's reporting has lobbed in this curveball: a source inside the Heat 2 camp says a third film is already in the early planning stages. They apparently want to turn this into a whole "world of Heat" thing. It's not exactly the most unexpected bit of news—franchises bloom like weeds these days—but worth noting all the same.

Why a third film isn't a done deal

Hold fast, though—there's a bit of a catch. Heat 3 won't materialise unless Heat 2 actually crushes it at the box office. The suits want more than just a big opening weekend; they need people queuing for this thing, and talking about it online, for weeks on end. Given the original's legendary status and modern attention spans being what they are, that's no small ask.

About that budget: apparently, things got dicey during development. Mann reportedly negotiated all over the map, with the film's budget swinging anywhere between $150 million and $220 million before finally settling in at around $165 million. With that sort of upfront cost, the film realistically needs to clear at least $300 million worldwide just to turn a proper profit—but they'd really love it to do well above that.

The bar’s as high as it gets for a crime sequel, but if the response is massive, the brass have basically pre-announced Heat 3. If not, well, you’ll probably just have to queue up the original for the hundredth time instead.
